BOOKING CONDITIONS:
1. Acceptance
By confirming the reservation at Villa Fuente de Ibiza, the client accepts the following terms and conditions:
2. Payment Terms:
a) If more than 60 days remain before check-in: 50% upon booking and the remaining 50% 60 days before arrival.
b) If 60 days or less remain before check-in: 100% payment upon confirmation.
c) Failure to make payment within the established deadline will result in reservation cancellation without refund.
3. Cancellation by the Client:
a) If the client cancels more than 60 days before check-in: a penalty of 50% of the total rental amount will apply.
b) If the client cancels less than 60 days before check-in: a 100% penalty will apply, and no amount will be refunded.
c) No-show: 100% of the amount paid will be retained.
d) Early departure: no refund.
e) If, before check-in, the client notifies that they cannot occupy the property and both parties agree to re-offer it for rental, the following applies:
• A full refund will be issued if a new reservation is secured for the same dates and rate.
• A partial refund will be issued if the property is re-rented at a lower price (adjusted proportionally).
If no new reservation is obtained, no refund will be issued.
Cancellation by the Property:
a) The property reserves the right to cancel the reservation within 48 hours of confirmation, or due to force majeure, refunding the client 100% of the amounts paid.
b) If cancellation occurs after this period for other reasons (e.g., overbooking), the client will receive the full amount paid plus an additional 10% as compensation.
4. Check-in / Check-out:

Unauthorized late departures: penalty of €10,000 per day, plus any resulting damages or losses.
5. Client Responsibilities
• The person making the reservation must be of legal age and is responsible for the accuracy of the provided information.
• Subletting or transferring the use of the property to third parties is strictly prohibited.
• The client accepts the condition of the property, furnishings, and equipment, and will be responsible for any damage or loss caused by them or any occupant during the stay. It is strictly prohibited to change the position of the furniture or make any modifications to the property.
• The house must be left clean and free of garbage; otherwise, an additional charge will be deducted from the security deposit.
• The use of fireworks, open flames, or flammable or hazardous materials is strictly prohibited.
• The tenant is solely responsible -and releases the property owner from any liability- for damages to persons or property resulting from the services and utilities of the rented accommodation.
• The tenant must ensure all doors and windows are closed and the alarm activated before leaving the villa.
6. Damages and Extraordinary Services:
SECURITY DEPOSIT: €5,000 (FIVE THOUSAND EUROS) to be paid by bank transfer 1 week before check-in or on the day of arrival by VISA. It will be returned within 48 hours after check-out or up to 15 days, deducting damages or unpaid services.
The tenant is responsible for all damages caused by the misconduct of any occupants and will be liable for the full amount of damages, not limited to the security deposit.
7. Occupancy:
The client may only accommodate the maximum number of persons stated in the property description and in the contracted rate. Failure to comply may result in termination of the contract, expulsion without refund, and/or partial or total loss of the security deposit.
8. Property Access:
The owner or authorized personnel may enter the villa for maintenance, inspection, or repairs if necessary.
9. Included Services:
• Included: water, electricity, internet, heating oil, and alarm service. Telephone use will be billed separately.
• Occasional service interruptions may occur due to local authorities, without liability for the owner.
• The villa has 3 outdoor security cameras recording the parking area, first-floor terrace, and mountain-side rear area.
• Cleaning service included: Daily cleaning with towel change for 4 hours, from 10:00 to 14:00. For stays over 10 nights, a mid-stay linen change will be provided.
10. Noise, Music, Parties, and Events:
• Parties, events, loud music, or disturbing noise are strictly prohibited.
• Daytime music must not exceed the decibel limits set by municipal regulations and is prohibited from 22:00 to 09:00 (QUIET HOURS). Professional or semi-professional sound equipment is strictly prohibited.
• In case of complaints from neighbors or authorities, the owner may intervene, cut off music, and terminate the contract immediately. Tenants will be expelled from the property without refund, and the security deposit will be retained.
• Any fines imposed for these reasons will be charged to the tenant.
11. Pet Policy:
Pets are only allowed with prior authorization and may incur an additional cleaning fee. Unauthorized pets may result in contract cancellation and the loss of all payments and the security deposit. The tenant is responsible for any material or personal damage caused by their pet.
12. Keys:
Loss of keys will incur a minimum charge of €150.
13. Construction in the Area:
The property is not responsible for disturbances caused by public or private construction in the surroundings.
14. Security and Personal Belongings:
Clients are responsible for their belongings. The property is not liable for loss, theft, or damage.
15. Legal Registration & Data Protection:
• All occupants must provide their information for mandatory registration with the Ministry of the Interior (SES.HOSPEDAJES). Failure to do so will result in denied access to the property without refund.
• Personal data provided by the TENANTS will be processed by the LANDLORD to manage the rental agreement, based on the contractual relationship. The LANDLORD will not disclose personal data to third parties unless required for legal compliance. Data will be stored for the duration of the contract and subsequently blocked for the legal retention period.
• TENANTS may exercise their rights to access, rectify, delete, port, limit or oppose processing, and to avoid automated decisions or profiling. These rights can be exercised by writing to the LANDLORD at the address stated at the beginning of this agreement, or via email at fuentedeibiza@gmail.com, indicating 'DATA PROTECTION' in the subject line and providing a valid official ID. All requested data are required as part of the contract.
16. Amendments:
Modifications to the reservation contract or exceptions to these general conditions will only be valid with written agreement between the tenant and the property.
17. Jurisdiction:
This contract is governed by Spanish law, and any dispute will be settled by the Courts of Ibiza.
